Construction Management
A project delivery method whereby the client retains a construction manager to provide certain preconstruction expertise including cost estimating, value engineering, and scheduling and, during the construction phase of the project, coordination of all construction activities.
General Contracting
The traditional approach for construction projects consists of the appointment of a designer on one side, and the appointment of a contractor on the other side. A general contractor is the contractor with main responsibility for the construction, improvement, or renovation project under contract, and is the party signing the prime construction contract for the entire project. They are the entity who hires all of the subcontractors and suppliers, and coordinates all the construction activities on site.
Design Build
Design–build is a method to deliver a project in which the design and construction services are contracted by a single entity known as the design–build contractor. Design–build relies on a single point of responsibility contract and is used to minimize risks for the project owner and to reduce the delivery schedule by overlapping the design phase and construction phase of a project. It answers the client’s wishes for a single-point of responsibility in an attempt to reduce risks and overall cost
Project Management
Project management is the process and activity of planning, organizing, motivating, and controlling resources to achieve specific goals.
Design Phase Value Engineering
“Value Engineering is a conscious and explicit set of disciplined procedures designed to seek out optimum value for both initial and long-term investment.”
VE is a creative, organized effort, which analyzes the requirements of a project for the purpose of achieving the essential functions at the lowest total costs (capital, staffing, energy, maintenance) over the life of the project.
Pre-Construction Management
Pre-construction services are used in planning a construction project before the actual construction begins. It is a modern practice, considered to be part of construction project management, which is the overall planning, coordination, and control of a project from inception to completion aimed at meeting a client’s requirements in order to produce a functionally and financially viable project.
